1314 Hudson St, Hoboken, NJ
Sold for $999,500
This two-bedroom, two-bath condo in uptown Hoboken was on the market for five days. In a building like this, the price is only half the decision.
Before my buyer wrote an offer, we went through the building the way a lender would: the financials and reserves, the meeting minutes, any open assessments, and whether the building meets the requirements for a conventional loan. That last one surprises people. The bank will lend on the buyer. It wonāt always lend on the building, and the question can come up late, even after youāre under contract.
Knowing the building going in is what lets a buyer compete hard and still get to the closing table.
